Our guide will assist and guide you through your process of finding a property to rent. Please note that all Tenancies are subject to satisfactory references, contract, cleared funds and vacant possession.


  1. Finding the right property:

  2. Register with Walton Residential by calling our office, coming into our office located opposite the Auction Rooms in Lots Road, SW10 0RJ or online. We will then contact you to understand your requirements. Before you start to look for a property to rent, think about the following questions:

  3. How long do you want to rent for?

  4. What is your maximum budget?

  5. What property specifications would you want?

  6. Do you have any specific property or location requirements?

  7. Why use Waltons? We’ll take the time to get to understand your property requirements and find a property suited for your needs. We are a licensed NALS (and SAFE) agent, so you can be sure you are dealing with an experienced and qualified agent.

  8. When viewing properties, make sure you check what is and what is not included in the furnishings and fixtures. Please note that any discussions of the property at this point are subject to references and contract.

  9. Making an offer : Once you have found a property that you wish to rent, we will communicate your offer to our Client. Any offers communicated at this point are subject to references and contract. 4.

  10. Reservation Fee: When your offer and terms have been accepted, we will require you to pay a Reservation Fee, payable to Walton Residential. This is equivalent to one week’s rent. Please note that this sum is taken to indicate your commitment to proceed with the tenancy. The fee is paid on the basis that it is non-refundable in the event that you withdraw your offer and do not proceed with the tenancy, or in the event that your references are not satisfactory. If you do proceed with the tenancy, then this fee will be offset against your initial invoice. In the event that the Landlord decides not to proceed with the letting, this fee will be returned to you less the cost of references. Once the reservation fee has been paid, the landlord consents to no viewings taking place, in order to give you time to provide acceptable references and to sign the tenancy agreement.

  11. Acceptance of your offer Once your offer has been accepted and reservation fee has been received, we will then proceed with the referencing process and prepare the tenancy agreement.

  12. References and ID Verification: We use an independent third party referencing company to carry out referencing. Please note that references will need to be undertaken by all tenants over the age of 18 who wish to reside in the property. There is a charge, which is detailed in TENANTS FEES. Once satisfactory references have been received and terms have been agreed, we will draft and send the Tenancy Agreement to you and the Landlord to sign digitally via our electronic signing system.   13. Rent Prior to the commencement of the tenancy, we will send you an initial invoice which will detail all the costs of the tenancy, which will include (but is not limited to) the first month’s rent, the deposit, tenancy agreement and referencing. The reservation fee paid at the start of the process will be deducted from this amount. Please note that we will require cleared funds before the start of the tenancy to allow you to move into the property. Subsequent rental payments will be made by standing order, which you will need to set up with your bank and must be arrive in our client account on or before the rent due date.

  14. Protecting your Deposit: You will be required to pay a deposit before the start of the tenancy. This is usually a minimum of six weeks rent which will be held with The Deposit Protection Service for the duration of the tenancy. No interest will be payable to the tenant. Once you have moved into the property, we will register your deposit with the DPS who will send you certain information you will need to reclaim your deposit at the end of your tenancy. We will ensure that your deposit is protected throughout the term of your Tenancy, that your deposit is returned promptly once any unpaid bills or dilapidations have been agreed between you and the Landlord at the end of the tenancy, and that deposit disputes (if applicable) are dealt with and sent for further adjudication.   15. Inventory, Check in and Check out: Once the Tenancy Agreement has been signed by both parties and we have received cleared funds from you, the Tenancy can proceed. We will organise for you to be checked into the property and keys will then be released to you. Please note that the Landlord will pay the cost of the inventory check in, and you will be required to pay the cost of the inventory check out at the end of the tenancy. The inventory will form the basis for any claim for damages by the Landlord at the end of the tenancy, so we would advise that you are present for both check in and check out if possible.

  16. Council Tax and Utilities: Your rent does not include utilities, council tax or TV licence. At the start of the Tenancy, if your property is managed by us, we will write to the utility providers to inform them of the new Tenancy. However it will be your responsibility to contact the Council and TV licencing company to inform them of the new Tenancy.

  17. Renewals: Two months before the end of the original term of your tenancy, our renewals team will contact you to discuss the possibility of renewing your tenancy for a further term, subject to Landlord approval. If your tenancy is renewed, an administration fee will be charged to both Landlord and Tenant to cover the cost of negotiations, creation of the Memorandum of Agreement and other renewal related documentation.
